The Denver Zoning Code is a foundational document that evolves with the city as its needs change. The text of the code is periodically amended based on identified needs and public feedback. Text amendments to the Denver Zoning Code are generally initiated by Community Planning and Development staff and must be adopted by City Council.
38TH & BLAKE STATION AREA/RIVER NORTH HEIGHT INCENTIVE AND DESIGN OVERLAYS
City Council President Albus Brooks has initiated a Height Incentive Overlay and a Design Overlay to implement the recently adopted 38th and Blake Station Area Plan Amendments and River North (RiNo) neighborhood objectives.
SLOT HOME TEXT AMENDMENT
"Slot homes” are residential buildings that turn their sides to the street and may detract from the quality and community feel of Denver's neighborhoods. Community Planning and Development is leading a text amendment process to address slot home in Denver.
2017 TEXT AMENDMENT TO CORRECT CLERICAL ERRORS - Effective September 1, 2017
Community Planning and Development Department recently corrected several minor, nonsubstantive clerical errors in the Denver Zoning Code, such as spelling errors and incorrect cross-references. CPD is authorized under the Denver Municipal Code to make these types of minor changes as codifier and publisher of the Denver Zoning Code.
2017 TEXT AMENDMENT BUNDLE - Adopted Monday, May 1, 2017
As part of the city’s ongoing effort to keep the Denver Zoning Code modern, clear and user-friendly, Community Planning and Development proposed a new series of text amendments to the code. Updates for usability, clarification and substance were prioritized in response to customer and community feedback, industry changes and other factors.

SMALL LOT PARKING EXEMPTION - Adopted Monday, May 1, 2017
The Denver Zoning Code formerly provided an exemption from off-street minimum parking requirements for lots 6,250 square feet or smaller in mixed-use commercial zoning districts. In 2016, City Council adopted a moratorium on the use of this exemption that was set to expire March 31, 2017. That moratorium was recently extended 60 days. The moratorium is intended to allow time to study the issue and develop alternatives that ultimately lead to a text amendment to the Denver Zoning Code within the moratorium timeframe.
Councilman Albus Brooks' office convened a steering committee to clarify the issue, consider options, and guide development of a text amendment to the Denver Zoning Code, while building off of past community discussions. The committee consisted of 14 community members across numerous fields and neighborhoods that are most affected by and understand this issue. The committee held five meetings between September and December.
