Submit documents and plans electronically

Single-family Homes and Duplexes

To log in a residential project, email all materials and plans to PlanReview@denvergov.org.

  • Download the Residential Permitting Guide (PDF) for application forms and checklists (or the Master/TA guide for production homes). Do not apply separately to SUDP -- instead, include a utility site plan showing size, type, and location of water, storm sewer, and sanitary sewer lines (and any other SUDP plans/documents specific to your project) with your building submittal. Both reviews will run concurrently.
  • Save all files as PDFs and name them as follows: DocumentName_Address_Date.pdf (e.g., SitePlan_201WColfax_11-1-2017.pdf)
  • As with paper submittals, all plans, reports, surveys, etc. prepared by an architect, engineer, or surveyor must bear their seal and signature. Learn how to apply a valid electronic signature (PDF). The electronic signature must be visible on the plan cover page and the seal must be visible on each sheet.
  • Resubmittals: These also go to the PlanReview inbox -- not to your reviewer. You cannot resubmit hard copies for a project initially submitted by email, and vice versa.

NOTE: Email submittals will log in your project for review. For smaller projects that are eligible for a same-day permit and do not need to be logged in for review, visit the Single-family/Duplex Walk-through Counter.


Commercial and Multifamily Building Permits or Simultaneous Building & Zoning Permits

To log in a commercial/multifamily project, email all materials and plans to PlanReview@denvergov.org.

  • For large files that cannot be sent as attachments, email a link to Dropbox, Google Drive, etc. where staff can download the files. The documents must be available to download without a password.
  • Download the Commercial Building Permit Guide (PDF) for application forms and checklists. Do not apply separately to SUDP -- instead, include a utility site plan showing size, type, and location of water, storm sewer, and sanitary sewer lines (and any other SUDP plans/documents specific to your project) with your building submittal. Both reviews will run concurrently.

Sewer Use & Drainage Permits (SUDP) 

New! The SUDP application process has been combined with electronic building permit applications for a more streamlined submittal process and faster review times for many SUDP customers.

  • All SUDP reviews will now start automatically when a building permit application is received at PlanReview@denvergov.org (using the instructions above). At a minimum, please include a utility site plan showing the size, type, and location of water, storm sewer, and sanitary sewer lines (and any other SUDP plans/documents specific to your project) with your building plans to ensure a timely review. Do not submit separately to SUDP.
  • Resubmittals, SUDP-only reviews for projects that do not need building permits, and SUDP plans submitted after logging in paper plans at the counter can continue to be emailed to wastewaterpermits@denvergov.org.

Commercial Zoning Permits

  • Visit the commercial zoning webpage to download permit applications and guides for what plans need to be submitted with your application.

Fire Permits

Apply by email for fire permits that need to be logged in for plan review by the Denver Fire Department (e.g., fire suppression, low voltage & fire alarm, CO2 system install, etc.). 


Site Development Plan (SDP) and Related Reviews

  • Use this method to submit documents for SDP and other reviews during the SDP process, including transportation engineering plans (TEP) and wastewater engineering (SSPR, CASDP/EC)
  • Your account will be created and a username and password will be assigned. You will be notified by email when your account is created. Please allow approximately 3 business days for Development Services to review and approve your account application. To check the status of your account, email us.
  • You can submit studies, plans, and related documents for review. NOTE: All files must be submitted in PDF format. You will be notified via email when the review is complete. Redlines and/or comments will be available for you to download.
